The inbox

A buyer taps "request a tour" at night. The portal sends an email. The email sits — the property, the price, and the buyer's number buried in HTML, waiting for a human to check a folder. Response time is now a function of who happens to look at their phone.

The generic pipeline

A horizontal CRM knows your contacts have names and phone numbers. It does not know they have property interest, commission sides, splits, or a listing on the other end of the deal. So the real pipeline lives in spreadsheets and in your agents' heads, and the CRM holds a shadow of it.

The group text

Speed-to-lead is a system, not a stat

Fast response isn't a motivational-poster problem. It's an infrastructure problem, and Welaka treats it like one. The lead lands at the top of its owner's queue — The Run, the ranked daily surface the whole platform runs on — with an action plan already attached. Next step, decided. Not "I'll get to it after this showing."

An action plan runs the steps you'd otherwise carry in your head: send a text, add a task, tag the contact, move the stage, drop a note, fire a webhook. Six step types run today; the email step is still in progress.

Roadmap

On the roadmap — labeled as roadmap: AI first-touch. The system sends the first response itself, inside consent and quiet-hours rails, and hands the conversation to your agent the moment there's a human on the other end. It ships when it clears our consent-governance bar — not before. Until then, the first touch belongs to your agents. Our job is making sure it's waiting at the top of their queue instead of at the bottom of an inbox.

A pipeline that knows what a side is

Buyer stages and seller stages — not one funnel pretending to be both. Sides, rates, and splits live on the deal record. GCI is computed, not typed into a notes field and forgotten. Property records link to the people and deals they belong to, so a listing is a thing the system knows — not an address in a text field. When the commission conversation happens, the numbers are already there, and they agree with each other.

A listing page that can't drift from the deal

Generate a listing page straight from the property record — and it stays bound to it. Change the price in the CRM and the live page updates; there's no second copy to keep in sync, and publishing refuses if a field the page depends on can't resolve. The page can't go stale against the deal, because it isn't a copy of the deal.

And it's live in seconds. Claim an address like yourname.listedwith.us and it's yours immediately — over HTTPS, no DNS records, no certificate to buy, nothing to configure. Prefer your own domain? Verify it and publish there instead.

Your book survives the move

Welaka imports your Follow Up Boss people and their notes — that's what Follow Up Boss exports cleanly. Before you commit — before anything is signed — we hand you the gap sheet: the exact list of what does not come across. Deals, tasks, custom fields, call and text history, and FUB's own stages are on it, because Follow Up Boss won't export them. We'd rather you read that list now than discover it in week two.

The gaps belong to the export, not to us — anyone who migrates you inherits them. The difference is whether they tell you first.

Texting done legally

Two ways in. If your team already runs Salesmsg, connect the account and you're texting on day one — with opt-outs recorded from the first message. Start fresh instead and texting runs on carrier-registered 10DLC, the compliant rails, not a workaround — and carriers review every new registration, typically 10–15 business days. Most onboarding flows bury that fact; we'll put it on the marketing page instead, so you can plan around it. Calling and email work from day one on either path; the fresh-10DLC text channel switches on when the review clears.

We take TCPA seriously because real estate is where TCPA enforcement goes hunting, and consent shortcuts are how a brokerage becomes a defendant. So here is a choice, stated as a choice: Welaka does not do ringless voicemail. Not "not yet" — not ever. It's a consent-hostile channel, and it isn't getting built.

Calling, without the Twilio console

A number self-wires in a click — no Twilio console, no copy-pasting credentials between two dashboards to make a call connect. After the call, a quick disposition logs it to the contact — and if you turn recording on, the transcript lands there too.

Recording is off until you choose it, and when it's on it's honest about it: a spoken disclosure plays on every recorded call, and there's deliberately no way to stop recording mid-call — a call is recorded or it isn't. This shipped this month. It's built and demoable, and we'll say plainly that no customer has switched it on yet — so you'd be evaluating it, not inheriting someone else's setup.

We hand you the full gap sheet and walk you through it before you commit. The gaps belong to the export; knowing about them belongs to you.

Do you do ringless voicemail?

No — and not "on the roadmap." No. It's a consent-hostile channel, and a texting stack built on honest rails doesn't get a dishonest side door. If that's a dealbreaker, we're not your CRM, and we'll say so on the call.

What does founding-partner stage mean?

Pre-pilot. The platform is real and demo-able; the real-estate edition is new, and we're recruiting a small number of founding-partner teams to run it first. No invented case studies — what you see in the demo is what exists. Founding partners get direct access to the people building Welaka and a roadmap that bends around how their team works. Pricing is a conversation, not a grid.

Is Welaka a lead source?

No. Welaka doesn't sell leads — it makes the leads you already pay for survive contact with your inbox. Every parsed lead arrives tagged with its source portal, and your database stays yours, full stop.
